With the new Comparative Snapshot page, you can easily compare your online transient rates to those of nearby facilities and identify high-demand rate bands to improve your pricing strategy. Unlike traditional surveys that just show listed prices at nearby facilities, this page features real booking data—what drivers have actually paid for online parking.

Locate the Comparative Snapshot Page

Note: The Comparative Snapshot is currently only available in the Control Panel to facilities using Flex Rates in Denver, Seattle, and Boston. We're actively working to expand access, and this feature will be available soon to all facilities on SpotHero offering Flex Rates!

Step 1 :

Log in to the SpotHero Control Panel and select your facility from the sidebar.

Step 2:

Select the Comparative Snapshot page within the Rates & Inventory drop-down menu in the top bar.

Step 3:

Identify revenue opportunities based on driver demand and nearby purchased rates.


Key Features of the Comparative Snapshot

📍 Nearby Comparison Area

The nearby comparison area around a facility is used to determine which locations on SpotHero are included in the “Purchased Nearby” data. This data shows what drivers have paid for online reservations for a given start time and/or duration at facilities in the selected comparison area.

You can choose a comparison area of 0.25, 0.5, or 1 mile. If little or no data appears for smaller geographic areas, try expanding the comparison area using the drop-down menu to the left of the map to potentially unlock comparative data for more rate bands.

🕘 Common Transient Rate Bands

We’ve organized our proprietary data into the most commonly sold rate bands on our platform. Each band captures real search and reservation behavior across a range of start times and durations. For example, the 12-hour weekday rate band covers demand for a 9-hour weekday reservation. Also, the 6-hour weekday rate band covers demand for a 3.5-hour weekday reservation.

The “Currently Set” column shows the transient rate you’re currently offering for reservations that start and/or span the time range defined by each common SpotHero rate band.

Note: This data does not factor in your facility’s bookable hours of operation, so a rate may appear for a reservation timeframe that your facility doesn’t actually accommodate.

If your facility uses Optimized or Fixed Flex Rate Logic, a range of rates for each rental start time and duration will be populated according to your rate inputs to ensure full coverage. A range will also appear if you’ve set different prices for different days of the week within the same rate band.

🏆 Rates in High Demand

This badge is awarded to the three rate bands that align with the most frequently searched reservation times at this location. The results are based on search activity within your selected geographic area - so the highlighted rate bands may change if you adjust the comparison area. 



Optimizing your rates within these bands may have a direct impact on driving demand and revenue for this facility.

💵 Rates Purchased Nearby

This range shows what drivers have paid for online reservations with the selected start time and/or duration at facilities in your chosen comparison area—including yours. To capture more demand, consider setting your rates at or below this range.

Rate ranges are calculated using aggregated data* from SpotHero purchases made over the past 5 weeks in your selected comparison area.

*The rate ranges presented are historical, aggregated, and anonymized. As such, they may not fully accurately reflect current market conditions. Each operator must make its own pricing decisions independently.

Note: If you see “Not Enough Data” in this column, that means that there aren’t enough active locations on SpotHero within the selected nearby comparison area to display relevant data. Try expanding the nearby comparison area using the drop-down menu to the left of the map above to potentially unlock comparative data for this rate band.


Things to Consider When Setting Rates

  • Consider how your rates compare to the purchased range for your nearby comparison area—rates set above what customers have already paid for nearby may not align with their expectations.

  • Think about how online rates compare to your drive-up pricing. If online rates are higher, it could impact customer trust and reduce the likelihood of repeat bookings.

  • Experimenting with pricing can help you identify clear trends over time and may support stronger, more consistent revenue growth.

  • Keep in mind that rate changes take time to influence performance. Making daily or weekly adjustments may make it harder to understand what’s truly working.


The Connection Between Rates & Ratings

There’s a clear connection between a facility’s prices and how drivers rate their experience. When customers perceive online rates as too high—especially relative to nearby alternatives or drive-up pricing—they may be more likely to leave negative reviews. If your facility has received an “overpriced” review tag*, it may be worth reviewing how your rates compare to those of nearby facilities. To improve your customer’s experience and capture more demand, consider setting your rates at or below the purchased nearby range.

Low star ratings don’t just reflect past customer experiences—they also shape how future drivers perceive your facility. Low star ratings may reduce your facility’s visibility in SpotHero search results, weaken driver trust, and ultimately lead to fewer bookings. Pricing that aligns with both market conditions and driver expectations can help support stronger ratings and long-term performance.


Other Factors That May Impact Performance

While pricing plays a major role in revenue performance, it’s not the only factor that matters. If your rates are aligned with or lower than the purchased nearby range but revenue is still lagging, it may be worth reviewing other operational elements.

Frequent integration outages can disrupt availability, while overly restrictive blackout settings or limited inventory may prevent customers from booking altogether. Similarly, narrow hours of operation can limit your facility’s visibility during high-demand times. Visit the Review Tags Driver Feedback page in the Control Panel to identify and address other potential pain points in the customer experience.

Revenue performance is holistic—optimized rates are important, but consistent success also depends on the overall health and availability of your facility on the platform.
